ROLL CALL: Canup, Capello, Cassis, Churella, Koneda, Mutch, Nagy, Piccinini, and Richards The Planning Commission wishes to advise the general public that all remarks shall be limited to three minutes per person during both the Public Hearing and Audience Participation portions of the meeting. Petitioner =s presentations shall be limited to ten minutes.
No person , other than a Commission member , shall address an issue for public hearing following the closing of that public hearing by the Chairperson (except during Audience Participation).
The above mentioned participation policy is outlined in Sections 3.4 and 3.8 of the Planning Commission by Laws and Rules of Procedure.

The 3.61 acre site is zoned Light Industrial (I-1). The applicant is seeking Preliminary Site Plan, Special Land Use and Wetland Permits approvals.

1. RETAIL DEVELOPMENT FOR TED ANDRIS SP 00-33 This retail building project is located in Section 3, south of Fourteen Mile Road and east of East Lake Drive. The 2.07 acre site is zoned General Business District (B-3). The applicant is seeking Preliminary Site Plan approval.
2. REGENCY INDUSTRIAL CENTRE UNIT 7 SP 00-34A This research and high-technology multi-tenant building project is located in Section 24, on the west side of Haggerty Road, north of Grand River Avenue. The 3.31 acre site is zoned Light Industrial (I-1). The applicant is seeking Preliminary Site Plan approval.
NOTE: The Planning Commission will have an additional audience participation period after their mid-point break.
